Cet audit est r\u00e9alis\u00e9 en fonction de l&rsquo;\u00e9tiquette \u00e9nerg\u00e9tique obtenue par le Diagnostic de Performance Energ\u00e9tique (DPE). Si l&rsquo;\u00e9tiquette n&rsquo;est pas suffisamment performante, un audit doit \u00eatre effectu\u00e9.<\/p><p>Selon l&rsquo;ann\u00e9e, l&rsquo;audit \u00e9nerg\u00e9tique doit \u00eatre effectu\u00e9 pour des classes de performance \u00e9nerg\u00e9tique sp\u00e9cifiques. <strong>\u00c0 partir du 1er avril 2023<\/strong>, les logements class\u00e9s <strong>F ou G<\/strong> doivent faire l&rsquo;objet d&rsquo;un audit \u00e9nerg\u00e9tique r\u00e9glementaire. <strong>\u00c0 partir du 1er janvier 2025<\/strong>, les logements appartenant aux classes <strong>E, F ou G<\/strong> sont concern\u00e9s. Enfin, \u00e0 partir du <strong>1er janvier 2034<\/strong>, les logements appartenant aux classes <strong>D, E, F ou G<\/strong> devront \u00eatre audit\u00e9s.<\/p><p>En Guadeloupe, Martinique, Guyane, La R\u00e9union et Mayotte, l&rsquo;audit \u00e9nerg\u00e9tique doit \u00eatre r\u00e9alis\u00e9 d\u00e8s le 1er juillet 2024 pour les logements class\u00e9s F ou G et d\u00e8s le 1er janvier 2028 pour les biens class\u00e9s E, F ou G, lors de la vente de ces biens.<\/p><p>L&rsquo;audit \u00e9nerg\u00e9tique est effectu\u00e9 par un auditeur agr\u00e9\u00e9 selon trois \u00e9tapes : la r\u00e9cup\u00e9ration des donn\u00e9es et autres informations, l&rsquo;\u00e9tude et la proposition d&rsquo;ordonnancement des travaux, ainsi que l&rsquo;estimation d&rsquo;un chiffrage des travaux. L&rsquo;estimation du co\u00fbt des travaux est r\u00e9alis\u00e9e \u00e0 partir de bases de donn\u00e9es de tarifs utilis\u00e9s en France dans le cadre de chantiers de r\u00e9novation \u00e9nerg\u00e9tique.<\/p><p>L&rsquo;auditeur r\u00e9cup\u00e8re pr\u00e9alablement les informations n\u00e9cessaires \u00e0 l&rsquo;intervention, notamment le format num\u00e9rique du DPE r\u00e9alis\u00e9. Si l&rsquo;auditeur a lui-m\u00eame r\u00e9alis\u00e9 le DPE, il pourra agir directement \u00e0 partir des donn\u00e9es collect\u00e9es. Sinon, il devra visiter le bien en plus de r\u00e9cup\u00e9rer les donn\u00e9es du DPE. Il devra \u00e9galement r\u00e9cup\u00e9rer les factures des travaux d\u00e9j\u00e0 r\u00e9alis\u00e9s et les diff\u00e9rents diagnostics techniques immobiliers.<\/p><p>L&rsquo;auditeur proposera au minimum deux sc\u00e9narios de travaux de r\u00e9novation \u00e9nerg\u00e9tique possibles : un parcours de travaux par \u00e9tapes permettant de r\u00e9aliser les travaux en plusieurs fois et de r\u00e9partir les co\u00fbts dans le temps, ou un parcours de travaux complet en une seule \u00e9tape pour atteindre \u00e0 minima la classe B.<\/p><p>Chaque parcours de travaux prendra en compte a minima six postes li\u00e9s \u00e0 la r\u00e9novation \u00e9nerg\u00e9tique du bien : l&rsquo;isolation des murs, l&rsquo;isolation des planchers bas, l&rsquo;isolation de la toiture, le remplacement des menuiseries ext\u00e9rieures, la ventilation, la production de chauffage et d&rsquo;eau chaude sanitaire ainsi que les interfaces associ\u00e9es.
